Booking Terms & Cancellation Policy

1. The property and the host
These terms govern direct bookings of Ionian Vista, a furnished apartment at Garitsa Bay, Corfu Town, Greece (the “Property”). The Property is operated for short-term stays by Filippos Ntokos(the “Host”), with the authorization of the property owner, Markou Igkemporg Frinterika. Your booking contract is with the Host.
The Property is registered with the Greek Short-Term Rental Property Registry (ΜΗΤΕ/ΑΜΑ): 00003731081.
2. Booking and payment
A booking is confirmed when full payment is completed through this website’s secure checkout (processed by Stripe; card, Apple Pay, Google Pay and other supported methods). You will receive a confirmation email once payment succeeds.
The nightly rate varies by season and is all-inclusive: the total shown at checkout is the nightly rate × the number of nights, and already covers cleaning, linen and applicable taxes. No further mandatory charges apply.
The Property sleeps a maximum of 2 guests. Bookings exceeding this occupancy may be refused or cancelled without refund.
3. Cancellation policy
Free cancellation until 14 days before the check-in date: cancel at least 14 full days before your check-in date and you receive a 100% refund to the original payment method.
Cancellations made less than 14 days before check-in, no-shows, and early departures are non-refundable.
To cancel, email stay@ionian-vista.com from the address used at booking, quoting your booking reference. Refunds are issued via Stripe and typically appear within 5–10 business days.
If the Host must cancel your booking for reasons within the Host’s control, you will receive a full refund.
4. Check-in, check-out and house rules
Check-in from 15:00 (self check-in, any time) · check-out by 11:00.
No parties or events; no smoking indoors; pets only by prior written agreement. Please respect the neighbours’ quiet hours (15:00–17:30 and 23:00–07:00 in summer, per Greek custom).
Guests are responsible for loss or damage to the Property beyond normal wear and tear.
5. Liability
To the extent permitted by law, the Host is not liable for indirect losses, for events outside the Host’s reasonable control (force majeure), or for valuables left at the Property. Nothing in these terms limits liability that cannot be limited under Greek law.
6. Governing law
These terms are governed by Greek law. Disputes are subject to the courts of Corfu, Greece. EU consumers may also use the European Commission’s Online Dispute Resolution platform.
